Residential Building Permits include:

New homes, modular/manufactured homes, additions, renovations, accessory structures, and demolitions (Electric, Plumbing, and HVAC work as well).

How do I get a building permit?

Residential Building Permits can be requested via email to building@southbendin.gov, at the Building Department counter or via mail at 125 S. Lafayette Blvd., Suite 100, South Bend, IN 46601.


Who is eligible for Residential Building Permits?

Contractors hired for construction work must purchase a building permit.  They must first make sure they are registered or licensed with our department. 

Property owners who are doing their own work also must purchase a building permit.  They do not need to be registered or licensed, unless they are not occupying the residence. 


How quickly are Residential Building Permits provided?

Residential Building Permits can typically be issued immediately once the application and required documents are received.


What is the cost for Residential Building Permits?

Permit fees for projects constructing or demolishing square footage on a property are determined by the amount of square footage being added or demolished.

Structural permit fees for remodel projects that will not include constructing additional square footage are determined by the valuation of the job (cost of labor and materials to complete code-related work for entire project, or the total Contracted Cost).

Permit fees for Electric, Plumbing, and HVAC are determined based on the specific categories of work being completed.  These fees must be paid by company check or card (or cash from the license-holder only upon proof of identification). 

Our fees must be paid by cash check, or credit card (NOT American Express).
