Zoning Violations

Due to the wide variety of zoning violations, each problem is reviewed individually, and the process varies.

What are Common Zoning Violations?

  • Vehicles parked in front yard setback or the right of way.
  • Vehicles parked on vacant lots or unimproved surfaces.
  • Over-sized vehicle parked in a residential zone.
  • Extensive auto repairs being performed in a residential zone.

What Home Occupations are Permitted?

A home occupation is carried on by the resident of a dwelling unit, where such use is secondary to the use of the dwelling unit for residential purposes. See 21-06.02(f)12 for permitted and prohibited home occupation types. You must also cross reference the home occupation with how it fits into the Principle Uses Table 21-06A allowed by Zoning District.

How do Departments Proceed with Zoning Violations?

  • Due to the broad variety of zoning violations, each problem is reviewed individually, and the process varies.
  • Typically, after an inspector verifies a violation exists, a letter is mailed to the property owner with a deadline to be within compliance.
  • If compliance not obtained, citations may also be issued.
